All of that logic makes perfect sense! 

You would just have to get the property under a contract at an amount that makes sense with them still having to pay this.Full disclaimer though, I do not have experience wholesaling, but this just makes sense logically.

If she is a good friend of yours, communication is key here as I just do not understand her logic at all here.  

There is zero logic in supplementing any tenants rent out of your own pocket.
