@Marcus JohnsonI totally agree, no one wants to be in the red each month and only banking on appreciation to make money, (in some markets though, that can be a legit strategy)I think the scales of economies/averages work here in your favor.

What should I ask for to (1) know its legit and (2) ensure I get my money back in 6 months? 

We have bought multiple books and listened to podcasts and we want to match all of our learning with legit actions.

We will still have permanent employees of industry including the new facilities,  casinos, hospitals, McNeese,  maritime,  etc...  

I doubt you will get many mid-level casino executives as tenants.
