So here is what you can expect with this deal:1) You won't want to let any lenders know that this is your relative. 

I made most of my mistakes in the first handful of deals I did because "I didn't know what I didn't know".

I would suggest starting out on a deal by deal basis, tho the reg A is not a bad way to go for this sort of thing if your raising mountains of capital.

Would you want a conventional loan that will be based on your credit and debt to income ratio, or do you want a DSCR loan solely based on the deal you have?

I'm not saying you can't find deals but buying 100 year old houses with no upside in value or forced appreciation is tough.

The max I have seen is 85% LTV, however the rate will kill the deal.. 

Do you end up dealing directly with the state or whomever is giving funding?

The time to buy is always NOW, when you find the right deal and if you are in a good cash position.With interest rates higher there is less competition and you refi if rates come down. 

Fix n flip loans for purchase + reno. bridge loans for purchase with no reno, do reno out of pocket. cashout refinance of course upon completion & renting out, to move funds to the next deal.
