I am building my processes, while actively looking for leads (drive for dollars, cold calling, etc). 

I am also interested in investing in DFW and have been working with a realtor to find a rental property generating positive cashflow.

I did not set an amount as not to get to discouraged at the end of the year. took me 4 months at 6 open houses a month to get my first client.with a team team they will give you leads, use that to gain confidence and knowledge and then spread your wings when your ready!! 

I'm not going to spend all my time saving and paying down my personal residence, because the sooner I create another asset (generating passive income), the longer I can build returns from it. 

At those prices and loan amount they probably could be generating some cash?

I have a lead for a property in Garland TX. 

I can't tell you how many times that gut feeling has lead to me earning from 10's to 100's of thousands of dollars more on a deal.

I would love to form a local meet up group to share ideas or leads.

I have no mortgage on the property and it generates about a $6k surplus each year.When my current tenant moves out, I'll have to re-carpet and re-paint, maybe renovate kitchen.My question is, since all the appliances are original (and still in good working order), when this tenant moves out and I do my renovations (mentioned above) should I sell it before some of the expensive things start breaking down (a new heat pump will run me about $6,000) or re-rent it?

This does not necessarily mean the future will match the historical performance but I do not know of anything that would lead me to conclude that it is unlikely.
