If it is lead paint on the inside the remediation could be huge.In some cases if density levels have increased for zoning the answer might be to tear it down and build new.

After listening to about 30 hours of multiple podcasts, tons of youtube videos, skimming through facebook groups (which btw; half these people in these groups can barely structure a sentence and are full of online drama), calling these "guarantee you 5+ deals a day programs" and after hearing they require a payment of $5,500 for information I can get for free online, I am a little weary and I'm wondering if this is as easy as 80% of people who are doing it are claiming it be ?

Restoration company will use Xactimate and submit the scope of work, line item by line item, including any work required to test and remediate asbestos/lead paint (most likely, they'll hire a 3rd party specialist to handle that), coordinate things with your Public Adjuster, and your PA will liaison between yourself and the insurance company's adjuster (the insurance adjuster has the insurance company's interest in mind, not yours, so don't think the amount they quoted you is what you'll be entitled to on the claim).

My biggest fear is that there will be some very expensive repairs that an appraiser will not pick up (i.e. lots of mold in the walls and roof, lead paint issues, plumbing needs a complete redo, etc.) and push me well over my initial budget to maybe double or triple what I pay for.
