As an LEO your business dealing need to be more compliant than what you may see others pull or read in  forums, just say'n, watch who you learn from. 

@Jonathan Darling, I often watch those Flipping shows on TV, and one of the clever things I see is when the Flippers go over the (ARV) sold comps for the area, BEFORE deciding what to Offer. eg.

I bet, other people get hooked up on this as well due to watching BP Ytube There are plenty of good info and really interesting people on BP but since it's a commercial site, I expect there would be some payment for promotion 

I am extremely interested in the downtown Winter Garden area so I watch it very very closely and I am now working with one investor and one family wanting to purchase in the area.I have been listening to the BP podcast in the car for a few months now (just about all I listen to) so I feel like I have picked up a good bit of knowledge from it but it's nothing compared from the knowledge you gain doing a deal.  

I've watched multiple Brandon Turner webinars and read quite a few of his books. 

You'd also benefit from attending a local REIN meeting.I'm curious to know what local market cycles you've been watching.  

It's just slow watching those paychecks come in it seems.
