If you can qualify for the refinance based on only your jobs income then there is no need for taxes.

My financing will be 1300/month amortized over 20 yrs at 5.85 percent interst and the renter/future buyer will pay me 1800/month 17 yr amortization schedule at 6 percent.  

Let's just say that this was not a 'clean' job.

All of my LOs as the Optionee have been from sudden sellers (sudden job transfer, divorce, health, default) of pretty houses with low equity.I didn't do any of the tricks you mentioned, but they weren't listed on zillow or wherever either.

For example, some people focus on payments and tenant screening, others are more focused on accounting/depreciation/job order focused and yet others are into online marketing.
