its incremental depending on your renters our area is more concred with leed 140 compliance in buildings so i dont buy anything older than 1985 without a budget to convert the property. currently we have 100% occupancy in a high income area so having these amenities is critial for new buildings without enough Power for in Garage Car charging people with jobs and new Teslas wont rent. https://www.globest.com/2021/0...

I am also extremely interested in Portfolio loans, but I have zero contacts dealing with those types of loans.Finally, I have an 'excellent' credit score, no debt at all besides 5 other rentals at 75/25 LTV (all cash flow positive) and a job that I claim over 100,000 in taxes, and have three years of consistent tax returns showing that.

Also, how frugal can you be with the $185k W-2 income, could put X away towards the reno each month - it sounds like a longer-term project, so that could build up over time Yup I would personally never lend on a job like this mid project.. you dont know if it was done right if all the vendors are paid etc..
