I saw a post from about a year ago in this forum asking similar, but not much in the way of responses (not even in the way of "I'll send you a PM").

This situation of a semi-conflict between the two sections kind of forces us to disregard the IRS instructions and report AirBnB on Sch E and not Sch C. 

@Bradley DavisI actually just spent a good time writing up a good long response of what I would do in my 20s, I'll send you the post because some of it I think would be good for you.I didn't personally house hack, but man I wish I did.

My question is what is my landlord responsibility.

To summarize a response to your questions(1) Would only pay off student debt if interest rates are >7.5%... else would save money for investment purposes(2) First investment.. duplex or triplex would get you the most income (paying most if not all of your PITI payments). 

Once you get a response from someone, you can be more specific and let them know that you have a network of buyers and one of them will actually be the end buyer.You would need to negotiate a low enough price with the owner so that  you can get your fee and still sell it at an attractive price to investors.

And/or other instructions on what do when snow emergencies happen.

I've been looking at picking up houses through the auction sites (Hubzu, Auction.com, etc) and I know that as the buyer I will be responsible for closing costs.
