Huntsville is grossly over saturated with investors - prices have gotten ridiculous, and deals are now incredibly hard to find. 

Or is there another technique I could utilize to estimate the rent? 

Even with a VA loan, you still need to qualify for the loan.There those more “advanced” techniques such as seller financing and lease to buy option.Good luck

In the mean time, I figured I might be able to get started with other techniques.

@Nicole Holcomb I get my list from Propstream, they have a free 7-day trial to see if you like it but after that, I am on the $99 per month subscription and I didn't know that sort of mailing technique was that cost-efficient. 

We used it to the max and it was incredibly helpful.

It can be tricky business, and I highly recommend contacting both a lawyer and CPA that have experience doing this.For these reasons, while incredibly powerful, Opportunity Zones are only worth pursuing if you have a decent sized capital gains tax you can avoid.
