Best/first thing to do is get educated.

I try to reach out to buyers who are a bit smarter/ more educated and let them know I can buy their place without paying realtor commissions or any closing costs and put more money in their pockets.

I am a true believer that experience is the best education!

Looking to build my knowledge base and my network in the meantime so when the time comes, my wife and I are educated and ready to diversify the income!
