@Duane GunklerIf it’s a property that you are confident about, you could always purchase with short term financing and then refinance into a more conventional loan after.

The sooner you can make others confident of your brand, the faster they will be inclined to work with you. 

But good luck finding a place like this that doesn't need $15K in improvements to get that kind of rent.
