One of the reasons I had ruled out owner financing was that I was under the impression that if i have an Owner Financed Property, that I would not be able to pull money out of the property to put towards another property, rehab, cash...whatever. 

At the end of the day all you care about s cleanliness, disinfecting capacity, and guest impression.

He is the only one that I have been impressed with and felt the 28k contractor wasn't listening to what I wanted and was trying to cut corners and not give me what I am asking for without me noticing.

The note has been sold several times and somewhere along the line this information has gotten mixed up.The owner wants to sell to me and we are trying to see what our options are other than just a short sale.He is also under the impression that he is protected from foreclosure because of a statute of limitations law.
