If you want to build relationships and do business with people over and over in this business, then full disclosure up front is a requirement, not an option.

@Lance Korsun As flipping is your vehicle, the biggest components that require a plan are Marketing/Networking, Financing, and Contractors.Actively networking will generate opportunities to find deals and build relationships in the industry. 

They again may use a broker, but it's their responsibility to pay that broker and/or maintain that relationship, so it's ALSO worth a shot. 

What % would you go for at his end to make a win/win and long term relationship? 

Keep the relationship as simple as possible while you learn the ropes.
