I've looked on loopnet and found a few that way, but they're either in neighborhoods that will likely require "excessive management," as I once heard it put, or they're out of my price range.I've talked with agents and wholesalers, but it seems like multi-units are harder to come by for them, too.

Basically that means don't operate as a business, use your own money, if you borrow you need to borrow from your own assets or place your assets at risk to obtain funds, not the note being purchased, have the intent to purchase for your portfolio, don't churn notes excessively or get into swaps, don't become a lender, just deal with seasoned notes.
