James short sales can take a very long time and there are junior lien holders usually that are a pain in the butt.Much more lower hanging fruit that tastes just as sweet.

make sure you get their deposit from seller and find out and double check who pays what utilities...also, it's a good idea once you get really seriuos about a certain property, to talk to the tenants, feel them out, and ask them what sorts of repairs need to be done...thsi will give you negotiating leverage and also tell you if the tenant is going to be a pain in your butt..good luck!
