The area you're discussing has some great draws though with  parks and schools, and tons of new restaurants (well, there were at least). 

I keep receipts, rent receipts, leases, all applicable signed documents saved both electronically and in paper (kinda old school like that).

Hello everyone,I graduated from college a few weeks ago and thought I would finally make a BiggerPockets account.

Student housing may be tough right now, with school closed down, but at least accumulate all the knowledge you can now on the subject.

Local meetups, REIA groups, coffee with brokers and lenders, professors in the local university (I think most business schools these days have real estate programs).Finally, be active here, listen to podcasts, read books, etc.

@Elena Casey, @Jonathan Greene and others are able to able to spit out so many factors to consider because they have already learnt from the school of hard knocks.

I just graduated college a few weeks ago and now looking for an investor friendly local firm to join.
