But they only travel laterally 3 feet to search for food, typically.

Generally, Realtors rely on title insurance companies to search title history.

My goal is to begin searching for my next property in November and hopefully close on it by the end of the year.Goals for the future is to have enough income from my properties to be able to leave my job in the next few years.

The time you save in not searching turns to all the aforementioned and your opportunity to pick and choose how you involve yourself in each deal; thus partnering on the great stuff and wholesaling the good.Even 2% ownership in a com or multifam deal long term could be a great start to a passive income that allows you even more freedoms (choice).ALL of the value is in the deal.

Back when I was doing flips I’d have search criteria on Craigslist for “investor special” and “handyman special”.

Here's something that may work for you: Some MLS systems allow brokers to enter what is referred to as  limited service listings (google "flat fee MLS listing" and you won't have any trouble finding one). 

If your tenants have bank accounts and a smartphone, but have them pay you via Google Pay, Venmo, Apple, or straight out of their bank account into yours.
