In regards to the former, it will likley never come to that, but the ability for a landlord to notifiy an SM's chain of command and inform them that the SM is not fullfilling his/her financial obligations is a powerful disincentive for the SM to become delinquent.

Unit B: Rent is 750, tenants keep good care of the place and are MtM, could still use some normal updating and minor value-adds.Unit C: Rent is 700, very elderly tenants have been around for 5+ years, are MtM and kept pretty good care of it sans the chain smoking and buds everywhere.

This is a question that I've been pondering - I have a rental property that I can easily payoff but I am concerned about the risks that it can expose.So essentially for any lawsuits or gold-diggers, I don't show up as owning the property.
