My personal strategy is to buy something with the mindset of hold it forever.

Obviously, REI is a long long game (or forever even) and anyone can get knowledge (paid or not), but never apply it.

Just because you don't pay your taxes this year, doesn't mean you don't owe next year or the next or the next.Remember too I think over 65 can ask to defer taxes forever, but that also means at some point, let's say the family inherits...then they will have to pay all the back taxes and interest and I think penalties as well.....or they just decide it is not worth it and let them go to tax foreclosure.

Those that were aggressive and expected low interest rate forever will lose money.

So I've been aware of Joshua and Bigger Pockets since about forever.

They stay forever because its their plan to maintain their units.
