I have yet to hear of a circumstance where a lawsuit wasn't pursued just because they could immediately find the beneficial owner.   

If you have a solid career trajectory that you love or can at least tolerate you will obviously dial down the risk.

Find out from your new PM if the lease is official before the security deposit is received because you signed it.

Besides hiring a realtor to do a traditional listing or selling to a "cash for homes" company, what other options might I have for finding potential buyers?

I say all of this knowing that you can find deals in ANY market...

She's a realtor as well and we find that no one cares about your properties as much as you, so over the years we've become GC/property manager/realtor. 

I highly recommend that you attend local REI networking groups and meetups to connect with fellow real estate investors and check out the forums, you can find discussions specific to your goals there and gain valuable insights.
