I can find cheap houses in the bad part of town for 20-30k that will rent for $650, but they have the same small 100-200 monthly cash flow and high cap ex that you don't like in this deal.

I frequent the east side all the time because I love the food and the feel of the town.

What you are looking for is more B and C neighborhoods, Irving Park Avondale, Logan Square, West Town I would say are B neighborhoods etc.

W&J College is near, but that area of town is nicer and has a bunch of new dorma and old victorian's turned into dorms.

Sure, it may correct at some point, but over time this area has too many people, too many BIG companies, and too much going for it to become a ghost town.
