Lightly mist the bricks on a dry day and it should kill the moss. 

Structural wood can get wet and dry ... get wet and dry ... and get wet and dry many times over ... but first, you have to dry it in a timely manner. 

Use excess cash flow to pay down your mortgage debt.  

Amounts that may be received from a sale go to the owner so a lender always has to avoid claims that they acted in a sale that diminished the possibility of a borrower being entitled to excess amounts.

Mark:If there is an occupied heated unit below this one and the unit has been properly winterized (supply lines drained, antifreeze in traps, etc), there should be minimal chance of plumbing issues (other than dried out seals in a few faucets and the flapper in the toilet).

BTW - I stay away from daily accrued late fees  as my attorney advised a judge may deem it excessive and may not hold up in court.  

He is still getting 5K excess from the down payment and then another 20K from mortgage payments.
