Also, is there some kind of scam for long term stays because this tenant seems fishy.

My screening processes are constantly evolving with each new experience I encounter. 

I've tried looking online but everything I look up is either often referred to as a scam or said not to include detailed/viable information.

Regarding the fields that are accessible, it would be small but I have a few connections here and there but it is not that I encounter lawyers, IT staff or anything like that.

My credit score has never been this low before so I have never encountered this.I am not strictly looking for a construction loan.

@Jeffery Smyter what you encountered is common practice in the Denver area. 

Zachary, The state specific leases are available with pro membership here on BP; and fortunately they do address many issues you may encounter with a unhappy tenant departure and generally seem much more comprehensive-esp. for states that are very tenant friendly.

the problem you are going to encounter is that your husband is going to be the only borrower on the loan and he wont be living in the home within the 60 day timeframe required by FHA. before you do anything you should really contact a FHA lender in the area , someone who is an FHA DE Underwriter and run the scenario by them. you have a lot of things going on as far as your scenario is concerned. employment for your husband in florida and you being in a different state, etc...im not saying it cant be done but you'll really need to have all your eggs in one basket before you do anything. good luck
