Hey everyone,I'm going to start a rehab in Park Ridge, a suburb in the north side of Chicago, and need some good GC referrals. If anyone could PM their info, I'd greatly appreciate it.

The Tenants agree not to permit any deterioration or destruction to occur while they are occupying the property. 19.ALTERATIONS:Tenant shall make no alterations, decorations, additions, or improvements in or to the premises without Landlords’ prior written consent, and then only by contractors or mechanics, or other approved by Landlord.

I current work a blue collar job as an Electrical Technician, it’s not terrible but it is not the place I want to end up for the next 35 years.

Commercial Mtg Broker, Property Management, Contractor, Lawyers, CPA, and etc.

(Closing attorneys, contractors, other investors or realtors with knowledge of the best and worst neighborhoods for long term rentals, property management references,etc.)

They can have useful referrals of lenders, contractors, and agents. 

For example:1) Appraised value (What the banks feel comfortable lending on based on recent sales)2) Market value (What buyers are willing to pay for the property)3) Assessed value (What the municipality thinks it's worth for tax reasons)4) Zestimate (What Zillow thinks it's worth based on an algorithm they think is right)5) Larry the contractors value (70 Percent of market value minus repairs)6) AVM (Core logics number based on comparable sales and an algorithm they think is right)7) BPO (What a local broker feels they can get for the property...

I was just getting feedback from contractors that made be double think about the entire thing. 

I know its hot out there now so good help is probably hard to find. But a reputable GC would be greatly appreciated for a newer investor like myself. Any contacts would be appreciated.

I don't know if they are assigning the contract or double closing but wanted to get it from the horses mouth rather than make assumptions.Do real estate agents like to work with wholesalers?
