Done right, you can net high teen returns with fairly low risk and remain reasonably liquid.

I want a C-corp to keep my schedule E cleaned up to be attractive to lenders, I want that extra w-2 income form the C-corp.  

find local rehabbers to get the take out products for your rehabs. if you can work for them , a lot of products taken out of a higher end A B property might just be perfect for the c d  properties.
