Why would you cut yourself off from a large segment of people.

I'm currently paying $4100/year for insurance, and when it renews in October it will go up to $5500/year.

I do all this alone and have no family support.  

Can you keep it rented on a regular basis? 

It seems that since rates are falling you should be able to do better than I did. 7.75 is very high in the market as of today.

In your first example where you get a property under contract for $50k and then assign it to your company for $65k, I'm assuming that'd be a cash purchase so - while you technically could do that - it would serve no purpose and you'd have to pay an extra $15k at closing. 

If we do create an LLC, it looks like we get worse rates than if we buy through a personal loan.
