The fee to form a Nevada LLC is only $75 plus state business License of $200.The renewal fees are $150-(annual list of officers) and a state business license renewal$200.

I would put operating statements and rent roll as higher up on the list, as well as generating a pro forma NOI for your operations next year.

Some will do 100% of Reno costs with 60-75% of ARV- C it doesn't hurt if you have other sources of income/job/assets-D they will look for pro forma numbers - purchase price, ARV, project Reno costs, possibly detailed and/or certified by GC

I did not have it "set up" per se, but I did form a relationship with a lender and had a pretty strong indication that I would be able to refi after rehabbing my cash purchase.I actually found 2 lenders, both small and local.

If there's a great cap-rate on loopnet is probably arrived at through projected pro-formas rather than by using actuals.

As with the running math differently analogy, many investors with many different views and philosophies on BP, but best IMO to consider them all (even the ones you don't agree with) and pick and choose the best parts of each to form a plan that works best for you.
