Happy to help provide some perspective from the lending side.The basic process of obtaining a hard money loan will generally look something like;Preliminary application -> Preliminary underwriting (the borrower (you in this case) will often a purchase agreement and scope of work at this point) --> Appraisal --> Final underwriting --> Closing --> Servicing --> Payoff (sale or refinance)This is a somewhat simplified workflow, but hopefully it gives you some idea of the process.The first step in the process would be to speak with some hard money lenders about the deal you have in mind, and see what their preliminary applications/preliminary terms look like.To give you an idea of what interest rates might look like - think high single digits, or low double digits.

I live out in Oregon, so they sent a mobile notary, we get to a page and then there’s a note saying they need originals of our trust documents…except these are kept on file with the law firm who created the trust.Firstly, they never even asked for this before final close (they have digital copies).

@Chris Seveney We are seeing exactly the same thing with the exception of short-term bridge not making it quite to par (low 90s in low double digit coupon rates).
