I don't want to divulge all the details for the world to see, but basically my father left me an asset when he passed away and a couple of moves with that asset allowed us to book a huge Capital loss carryforward, which I finally got to use with this sale.

You should also dissect BP forums and blogs to get more detailed information on your niche. 

Tonight is a holiday but I will review all the details of our Florida real estate contracts as I know there is a section that discusses cooperation from seller with closing out of permits, liens, etc

This was a huge eye opener for me as I would never have thought of the age of a septic system as a variable. 

No one in this forum is going to be answer conclusively either so your best bet is to speak with  a local zoning lawyer and also to the zoning officer in town in detail. 

Some may give you details on cost or some may not.Also i would try to find out from listing agent or owner, if it has access to public sewer and water.  

I'm planning to call the County office to get more details next week but wanted to tap on to the infinite intelligence (those who read Napoleon Hill, you know what I'm talking about) here at BP.I will really appreciate your response.Regards,MV
