As the lender they can determine the terms they want (down payment, rate, term, etc.) and there can be financial benefits on their end by not receiving a lump sum payment in terms of taxes and receiving interest payments.Best of luck!

This is your market for lease option sellers and there are thousands of them in every city in the US, you just have to know how to market for them.It would seem to me that the benefits of getting paid 3 times (option deposit, monthly cashflow and back end payout) on a house through sandwich lease optioning is much better than just getting paid just monthly cash flow by using the method you are describing.

On the other hand, I think that long-lasting relationships are built on deals getting done, and mutual benefits to both parties - not just on contractual commitments to work with someone if something gets found..

@Derek Vaughn it may be of benefit to you to go talk to a civil engineer and find out what they think as far as what you'd be able to get on the lot.
