In addition to the contracts written here being problematic Maryland will deny you access to the courts here if you don't have the COA. 

With that all said if it's a real deal and you will not be denied, I am sure you will find a way to make it successful!

Short sales need to be listed on the MLS by a realtor or else many investors ( Fannie Mae, FHLMC ) will deny the short sale and/or black list the buyer/agent. 

This still did not please SunTrust Mortgage, they now want evidence that the property would be my primary residence, which I have given, and still denied the Loan that is why I sent the company to the BBB.  

Worst case is that you don't inform the insurance company, something bad happens and you suffer a loss, you try to file a claim and then the insurance company denies the claim because it was vacant.  

We came to an agreement on price with the abatement company to do the work, since we'd be paying out of pocket.We haven't heard anything from the dry-out company since they've done their work (we'd given them our insurance claim number, but they were already gone and done with their work when our claim got denied).

You just need to screen them like you would any other applicant, and not outright deny them based solely on the fact that they receive government assistance. 

But unless there is some restriction, I can't see them denying the loan.

If the company denies or declines they will give you a reason.
