Short sales need to be listed on the MLS by a realtor or else many investors ( Fannie Mae, FHLMC ) will deny the short sale and/or black list the buyer/agent.

Worst case is that you don't inform the insurance company, something bad happens and you suffer a loss, you try to file a claim and then the insurance company denies the claim because it was vacant.

We came to an agreement on price with the abatement company to do the work, since we'd be paying out of pocket.We haven't heard anything from the dry-out company since they've done their work (we'd given them our insurance claim number, but they were already gone and done with their work when our claim got denied).

You just need to screen them like you would any other applicant, and not outright deny them based solely on the fact that they receive government assistance.
