You could spend hours and days trying to figure out whether your loan should go to this lender or that one only to find you didn't have enough cash for reserves, you had a large deposit you didn't explain or that the one place you thought would be perfect doesn't lend in Cook County or Detroit or wherever you wanted them to.

The default rule is that all securities must be registered, unless the issuer (you), the security, or the investor qualifies for an exception or exemption.Federal regulations cover the security side (PPM, syndication, issuing securities), but the state laws determine the local instruments (notes, deeds, lien instruments, entities).Even the lightest capital raise starts, for me, at a $10,000 retainer and can climb to $50K+ depending on how involved I have to get.

The economics and park dynamics we're unlike anything anyone on BP was used to - space rent was about $1k/m, the space had a large landscaped backyard (larger than my personal SFR), and there was nothing transient about the park - these were homes that had nice decks and outdoor cooking and other stuff built onto them. 

Of course, you could take the frowned upon route and assign contracts from other wholesalers if there’s enough meat on the bone, but again, this sorta gives wholesalers a bad rep, so definitely double close.
