BTW: There's not one professional kitchen using Electricity - - they are all gas.Here in Calif, there was a craz (promoted by SCE) for the 'all electric home' and these ALL bring lower prices - - electricity costs more than gas AND the conversion from electric to BTU is poor efficiency.

If so, have you done anything to strike up a conversation w/ the (previous) owners to possibly negotiate a better deal?

When you place the offer, I would also want to have a conversation with the seller to let them know why I offered at a certain price and a proof of funds to prove I am serious.
