Bill,Judging from my conversations with lenders, there is no hard and fast rule for the "seasoning period" for refinance.  

I am going to open this conversation up again.

BTW: There's not one professional kitchen using Electricity - - they are all gas.Here in Calif, there was a craz (promoted by SCE) for the 'all electric home' and these ALL bring lower prices - - electricity costs more than gas AND the conversion from electric to BTU is poor efficiency.

If so, have you done anything to strike up a conversation w/ the (previous) owners to possibly negotiate a better deal?
