Also on the rehab portion, I'm guessing with my skills at finding cheap material and appliances along with a builder that lives next door we can come way under rehab cost.

All were foreclosures that required rehab work and in a couple of cases remodeling of floor plans to make current with out of pocket cash and my own skills. 

I have picked up new skills including framing, painting, some plumbing, some electric, and have done numerous kitchen and bathroom renovations.

However, you may be able to do as well, depending on your skills, with new construction.

You likely don't have the "exact" experience a new employer is looking for, but you have skills you acquired from previous work that translate.Secondly, this is where a team can help as well. 

Deals take many months to source and close; those that close today were deals consummated prior to COVID-19.

Good luck with your WFH search right now, I hope you process some special skills that people have to have you. 

You are immediately able to put a team under you if you possess the kind of recruitment and management skills needed to do that but I would recommend you at least do a couple of transaction yourself so you are very familiar with the process at a hands-on level.
