Kids are such great motivation while also being all consuming! 

It's freakin tough in the market today, but still a lot of success stories out there, and totally doable if the right actions are taken.My suggestion for you would be to call some investors and agents in the Grinnell area and pick their brains on who is in the market and what is a deal and what isn't a deal.

Never ever take action on a broker's, friend's or any person's advice.Never invest your money until you are so positive about what you are doing that you can tell everyone the answers vs. asking questions.Always remember that NOBODY REPRESENT YOU.

Hey @Wayne BrooksActually, this NTQ is for lapse of time and personal use But it sounds like my best course of action is to hang tight?

Not only do I go through the whole inspection with all clients (buyers and investors), I write up an entire response with every action item and categorize them into Should Ask For, Could Ask For, and Should Not Ask for and note the page they came up on and the reasoning behind why they should, could, or should not ask for something on the list.
