The other critical factor was the relationship and open communication through the whole thing.

Even large PM companies are losing money on every application because they have to pay for the screening service as well as the employee that handles the screening, communication, etc.2.

What I do recommend is to address the situation as soon as the tenant is delinquent by initiating a dialogue with frequent communication  

The quality is the same but I understand there needs to be a larger margin for investors, investors give me consistent work and also there is no emotion attached so deciding on tiles, cabinets, fixtures ext...

The last year has been a story of late payments, terrible communications from the Property Manager and a tenant that was allowed damage the home without recourse and manipulate the PM.  

I'm guessing those who feel they need their advisers to be RE investors too, have difficulty in 1. understanding their professional role and 2. communicating in their specialty, having to speak investor lingo instead of business.......no offense folks.

Don't leave anyone in the dark and communicate the happenings daily.

I am just really tired of emotional roller coaster.

I have communicated to them that 1- they are suppose to have a mortgage payment reserve since I am not supposed to make mortgage payments yet and 2- how do they expect me to start paying on a fully funded loan when they are still holding over $100k in escrow.  

I also do all of my tenant communication thru the app and track communication history.
