It seems you feel the same way about people within RE investing and are choosing to make a blanket statement/accusation because of that.This does not give you the authority to pick arbitrary profit margins and call anyone that doesn't stick to your number's unethical or predatory.

I know that we won't likely find anything that will cash flow well, but living central is super important for us because work takes us all over from Monroe to Tacoma. 

Whether the flight from the city materializes depends largely on how authorities handle the situation during the coming weeks and months.

Local to Idaho I would suggest trying Mountain America Credit Union or Idaho Central Credit Union.

Here is the thing to consider ( I am from Europe originally)  - the ECB ( European Central bank - the equivalent of FED) has a different approach.
