We repaid the $7300 at closing (over a year ago now) but just received a letter from Albany Financial Operations Center saying our HUD partial claim of $12k was sent to collections. 

I am looking to purchase an apartment complex and am thinking of building a clubhouse/leasing center, as the current property does not have one, but I am unsure of what the cost of building a new building for this would be.

How much would it cost to construct a new building for a clubhouse or a leasing center?

An example would be transacting as a commercial broker.For instance if a buyer wants to buy a Starbucks triple net for 2,000,000 and I get 3% for 60,000 that is a vast difference from taking on a small retail strip center with 12 mom and pop tenants for 1,500,000 to 2,000,000.

Retail strip centers, large apartment buildings, etc. just tend to take more time to evaluate properly before setting as a selection.

The focus is on cash flow and creating multiple profit centers per deal (e.g. down payments, monthly payment difference, sales price difference).

The larger shopping centers can take many years from planning, to shovel,to completion so I tend to stay away from those unless the location is phenomenal.   

It is in a great location right across from a great school, also walking distances from a rec center, park and basement fields. 

Possibly somewhere in Oakland, San Leandro, or Hayward would be a good center point for most people?
