After I found a six pack of olives from 2010 that exploded in the cabinet and destroyed the lazy susan that was never cleaned up, I felt I was correct in asking them to leave. 

Keep in mind that purchasing a list from a list broker will likely mean they have sold that same list to hundreds of other investors, possibly thousands and those poor people on that list likely get junk mail and spam calls all the time.

It all comes down to whether you can sleep at night knowing you are exposed to something that can get you big time for a few extra hundred dollars a month.

People broke in and took toilets, cabinets, appliances.

Does an Attorney who does hundreds of these transactions such as Scott Horne have all the paperwork ready?

You need to average a few hundred a month for cap/ex.

If/when you ever scale to hundreds of units, then it may be time to bring it back in-house.
