Maybe not as well as it used to be but I'm landing deals and it's my primary method of marketing. 

Marketing is an investment,You are telling him do NOT try the  methods that are PROVEN to work  and just wing it with the free methods that are PROVEN not to work... to get a deal.Yes it is expensive... duh.

At my offer price and market rates I believe it could work for a flip or BRRRR method.

Can anyone with experience implementing the BRRRR method strategy provide steps or methods to cash-out-refinance a couple of properties in order to use the capital for further acquisitions and returning capital to original investors?

Google simply counts that word as a word that is typed.That list... all you experts cling to, doesn't tell you true motivation who or why it is typed in.That is a HUGE reason you can not rely on these methods to find them.Sure things are a lot more complex and complicated than that but the logic remains.

Getting them directly from the Tax parcel database in the cities your interested in is the best method as thats where companies like listsource get the info.

But I have a tried and true method...many of my best tenants have lower credit scores....
