The one bit that was not obvious (and I didn't bother to ask for tax advice, is that if you convert a long-term hold to condos before sale you don't automatically get the long-term capital gains treatment - that was surprise to me and I thought worthwhile sharing with others before they made the same mistake).You should absolutely share your experiences in terms of flips, hard money, rentals, that' what this forum is all about.

Don't bother to ask a residential loan officer about HELOC on a rental, they will tell you "impossible" and not even know of alternatives.Again: You can get an LOC on your rentals by asking a commercial lender about asset based LOC or portfolio LOC.

But I've found when I try to replace a normal sub/electrician etc either they are too high, do a bad job, or never show up for the quote or even bother to call me back.Whenever I try a new sub, I get nervous.

That all being said I had a client come in from out of town and stayed in a air bnb within a mile of my home in Lake Oswego I would never of thunk it.. but it was a little cottage on a flag lot made sense to me.. and he was a lone business man so pretty good tenant I am sure he bothered no one.In a Place like Napa though its tourist and WINE and party time..

Don't bother asking realtors, they will look at it from one perspective and the only perspective you need is that of an appraiser.
