I see attempted flips around here that never recoup their money and a BRRRR would suffer the same fate. 

You muddy the waters by attempting it yourself and take the liability of incorrectly sizing the support member and/or correctly transferring the load to the current/new foundation. 

Dead body, overdose, tenants fooling around with other tenants spouses, break ins, walking in on an intruder (2x), pet rattlesnakes that escape, water leaks, broken air conditioning, flea infestations and people trying to rip you off.

I attempted to get ahold of the property manager but he hasnt been responding.

I'm currently attempting to get pre-approval for a mortgage.
