, I'd say that you qualify.Since you mentioned partners, from my understanding: if you keep the integrity of the partnership (all partners selling will be the same partners buying - and under the same partnership name,) this should be an easy exchange.

Another good think to do is google "dangerous neighborhoods in (city name)" and see what pops up as bad areas. 

Their name is not on the mortgage but we split the profits.

Hello BiggerPockets,My name is Jason and I am brand new here to BiggerPockets.

She never felt comfortable putting his name on the deed of the home.  

Biggest question mark in my head is why hasn't this sold in 3 years.  

After spending a whole couple of days reading through various forum posts, I'm still not clear on how people who invest in 100s of investment properties, deal with their taxes.My biggest question is this: Suppose, I refinance my existing primary residence or an investment property and end up using cash-out to buy another investment property.

I have already purchased the replacement property, and it is in the name of the qualified intermediary.
