This would be my first deal ever and I'm hoping it will lay the foundation for me to be able to start marketing more and acquiring more investment properties.These numbers are extremely conservative in general and the ARV is without putting any money into kitchens and bathrooms which will probably need work down the line, but as rentals I don't see a need as they are in good enough shape.

Dated everything original including green carpet throughout even in bathrooms!

The property is around 2900 sq ft and ideally would need a new paint, carpet, 3 bathrooms to be updated, new floors and tiles in the kitchen.  

All new paint, all new light structures, a new kitchen and updates to bathroom and some exterior updates.

They work 40-50 hours a week and they can do everything from bathrooms to jacking up houses.3 guys get 18/hour.

However, the other room and bathroom still run approx 80+ degrees during the day.

Currently: 1 Master bed, 1 small room w/ VERY small closet and a small bathroom (7.5'x 4'8") in this unit.OR - 1 Master bed, LARGE bathroom and small walk in closetBasically, if I were to live there I would prefer to knock the wall out between the small bathroom and small bedroom (in back of the house) and have an overall larger bathroom and walk in closet.

Bathrooms turned out great!!

So try to find your comps with same bedrooms and bathrooms if possible and think about your audience.

We added a lot of upgrades when we will built it as well as over the last 3 years (accent tile in bathroom, irrigation, privacy fence, shiplap, professional landscaping).
