But essentially after proper notice is given and not cured, you can file the "unlawful detainer" paperwork, serve that properly on the tenant, go to mediation if your jurisdiction requires that (mine does, it's mandatory and eliminates 90% of cases going to trial), then go to trial if it's not settled and they haven't moved out yet.

We're essentially taking it down to the studs and converting it to ~1,700 square foot 4/2. 

We need to open an unbearing wall for the kitchen and break the closet wall to expand the master bathroom space, then other works are just cosmetic.

If it needs as much work as you say it does, paying 95K will mean your essentially buying it a full value when factoring in the repairs.

Hey folks!  Anyone have any good recommendations for a good handyman/etc. to do a shower replacement/remodel job?  Got a sfr in Winston Salem  with a shower that needs some help…thanks in advance!!Gary
