In one complex, there was a special assessment that was $1,500 because they decided to retile some of the roofs ahead of schedule after storm damage but insurance funds were also involved and I agreed with the decision.

Another great place to look is to see what finishes are being used by new home builders in the area.Once I've assessed the level of finishes needed, I take my most basic remodel rate and increase by 15% for every level of higher end finishes required to match the neighborhood standard.

Initial assessment from civil will cost you around 2-3K and once you ask them to move forward it will cost around 8K-15 K depending on how many separation that you want to have .

That is because both GSE’s assess Loan-level pricing adjustments (LLPA) - fees based on certain criteria such as loan purpose, property type, loan to value, etc.

I understand of course, that they are poised to change and property tax assessment is a whole ordeal there, but ideally would like to have good estimates before a purchase, given that they are such a major expense.
