Just playing around with different calculations and analyzing properties and happened across the possibility of a BRRRR with and end result of $1 monthly cash flow and infinite COC.

Within those cities, I am targeting assets in central business districts (CBDs) and popular entertainment areas where large amounts of people congregate daily.

And just start analyzing everything, good or bad, just to get familiar with it so you'll quickly recognize a good deal when you see one.

I have not analyzed any deals as of now, I had a good couple months where I was reading a good amount of books then I had to focus on the academic and athletic demands of college life.
