If he actually sends people to work I'm guesstimating that there's maybe 1 or 2 weeks of work left to do at most but I see 1 or 2 things done each week.

Top of my head:1) it doesn’t matter what prices you put in your lease, you can only charge them actual costs, I wouldn’t bother. 2) You’re removing all incentive for the tenant to clean up and take care of the property.

I don't have an entirely stable W2, but i have money saved up.

If you are looking to build money faster so you can do more upgrades, I would ask if you could rent out the 3 bedrooms all the time instead of just while you are away and then rent the 4th bedroom as well while you are gone.

They would have all the proper paperwork to facilitate that type of transaction.I personally have never lent my money out to other investors, but I know plenty who have.
